The CBRE North America Investor Intentions Survey 2015 revealed a clear picture of the current confidence and enthusiasm of commercial real estate investors in the region. As with the prior year, investors view the North American market as very favorable for investment, with the majority of investors intending to increase property acquisitions in 2015.
A natural consequence of this increased appetite for real estate assets is the competitive investment environment. Investors identified increased competition and the challenge of finding appropriately-priced assets as the greatest—and only—obstacle to investment in 2015. When asked about the principal threat to property markets, asset pricing ranked alongside the impact of global economies as the leading concerns among investors in 2015.
Many investors view the competitive buying environment as conducive for selling assets as well. This year, the majority of investors expect to increase dispositions; however, most investors still intend to be net buyers, with their acquisitions exceeding dispositions.
