Joint Venture Due Diligence

On behalf of an investor, CBRE evaluated the proposed redevelopment of a vacated data center in a JV with an operator. Within a two-week window, Investor Services organized powered shell and turnkey market intelligence, evaluated the operator’s recommended redevelopment options and provided guidance on the risks and benefits with the various redevelopment options.

Operating Site Redevelopment

Investor Services lead the repositioning of a data center by developing an upgrade plan and leading leasing strategy. CBRE engaged engineers and contractors to develop the upgrade plan, while working with the tenants to understand their long-term motivations. After project completion, the investor was able to double rents on lease renewals, far exceeding their expected return on capital.

Development Partner Due Diligence

Investor Services represented a development sponsor in their validation of potential suitors for a new development. To evaluate the merit of each developer’s ability to execute, the team interviewed bidders on their go-to-market strategy, financial assumptions, and development plan. The final report identified the site’s overall potential by evaluating in place infrastructure, how the site competes in the data center market and our evaluation of the bidders’ potential for success.

Wholesale Development Business Case Review

CBRE refined the business case for a potential $100M investment in a new development by consulting on product strategy, pricing, financial proformas. The team educated the investment and development executives on market trends and developed a “Plan B” to help the client preserve capital in the event the development concept did not generate interest with end users. After investing in the project, the site adopted Plan B, and the client met their investment expectations.

Joint Venture Due Diligence

Investor Services evaluated an investor’s joint venture opportunity with an operator. To fully understand the JV’s benefits and risks, the team reviewed existing leases, conducted site tours, analyzed financial statements and interviewed the tenants. After fully evaluating the tenants’ data center strategies and business objectives, CBRE identified all the risks associated with the investment and reduced the client’s downside exposure by $30M+.
